Villa Kalyana is a beautiful and exclusive beachfront estate located with 50m of beach frontage set on a private bay in the scenic south of Koh Samui featuring 24 bedroom suites (including interconnecting rooms) and a further 2 kiddies bunk rooms sleeping up to 48 adults and 16 kiddies.
The villa has two wings - The Orchid Wing and The Lotus Wing which has identical acoomodation of 10 bedrooms in each including teh 2 kiddies bunk rooms. A separate area within the estate provides a 6 individual bungalows providing additional accomodation for 12 guests in bedroom suites with king size beds.
The villa's central focal point however is the impressive 300m2 chemical free pool at the Orchid Wing that resides centre stage amidst the tropical palm with Hammock Island, the central pool feature, being perfectly positioned for those wishing to relax. The free form design has created a swim around aspect to the pool. Guests can enjoy swimming in an almost river like exploration through the pool, around grassy islands and under wooden bridges, whilst exercising or simply having fun. The 40cm deep Kids zone is connected to the pool and easily allows for guests to keep a keen eye on young children whilst playing in the pool.
The accommodation includes 8 luxury 'bungalows' adjacent to the main areas all with kingsize canopied beds and indoor/outdoor bathrooms and an extra single bed and these surround both the swimming pools.
The vast open-sided living area is entered by stairs leading up from the main entrance of the villa and offers amazing views of the villa grounds down to the beach and the ocean and is furnished with ample comfortable sofas for relaxation. Set within this tropical lounge is a 200 year old hand carved wood pavilion as a feature with further colored cushioned seating providing a cosier feel to this vast area.
There are several dining options within the villa to provide for larger groups and the more intimate diners.
Close to the lounge is an air-conditioned open plan room with a dining area furnished with a banquet style table, a kitchen and a TV lounge area. Step out from this room to a roof terrace for further dining al fresco style with a gas BBQ and this large terrace also has low level cushion seating and makes a perfect venue for laid back meal times under the canopy of the nights sky.
Located on a private bay, Villa Kalyana can also offer a truly memorable dining experience on the beach. With a feeling of being the only ones on the island, beach dining is a firm favourite amongst guests. Tables and chairs can be set up, with gorgeous ambient candle lighting to create a wonderful Robinson Crusoe luxury style dining experience.
The 50 meters of beach frontage Villa Kalyana embraces, blends seamlessly into this stunning private bay. Offering guests, 500 meters of icing sugar sands lapped by the azure Gulf of Thailand, ready to be indulged in and explored.
With such a tempting playground. Villa Kalyana provides guests with all the right toys to fully enjoy the sand, sea and surf, on this gorgeous private beach. Floating beds, snorkeling equipment, water guns and buckets and spades are all available at the villa for guests to use.
Jet skis can be hired and delivered to the villa to explore the beautiful blue sea and further boating enjoyment can be had with the hire of the 18 foot power (outboard engine) Catamaran “ Swisscat” with 50 hp 4 stroke engine. Leaving from the villa with a delicious picnic in hand, only to climb aboard and sail on the azure seas surrounding the villa, could an afternoon be better spent.
Given the villas ideal location South of the island, overlooking Koh Matsum and Koh Tan, long tail boat excursions can be organized. Guests are picked up from the beach and taken to explore the reefs and beaches of the paradise sister islands close by.
This stunning piece of beach frontage can be converted into a starlit lounge for guests wishing to relax in beachside opulence. The evening’s sky canopy is also the perfect backdrop for guests requesting to have a full cinema set up on the beach. Enjoying a truly memorable and unique theatre like occasion.
If a special evening or simply to further celebrate your holiday, the villa staff can arrange and set up a wonderful firework display for guests to enjoy in this glorious beachside setting.

With no detail spared and such attention to guest’s requests, the wedding couple and their guests can enjoy this once in a lifetime day, in the most romantic of settings at Villa Kalyana. While the entire private beach area, lawn space and two pool areas can comfortably accommodate up to 250 wedding guests, smaller gatherings have the flexibility to choose between villas to suit their guest requirements.

CANCELLATION TERMS
If it becomes necessary to cancel all or any part of the booking, Villa Kalyana must be notified in writing (Email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be applicable depending on when the notification of cancellation is received in writing and the period of stay in the villa
Any change to the original reservation is subject to the approval of Villa Kalyana. Early departure penalty will be subject to negotiation with our local manager in Koh Samui
STANDARD, HIGH AND PEAK SEASONS: - 4 nights minimum for all events - At least 180 days before check in, we refund 80% of the paid deposit, or credit the whole deposit (100%) for another booking within the next 12 months from the date of the cancellation. –Between 179 days and 90 days before check in, we refund 50% of the deposit or credit 9-% of the deposit for another booking within the next 12 months. - Between 89 and 60 days before check in, we refund 20% of the deposit, or credit 80% of the deposit for another booking within the next 12 months. - Between 59 days and 40 days before check in, there is no refund, but the possibility of crediting 70% of all paid funds for 12 months. - If you cancel less than 40 days before check in, a full or partial refund is solely applicable shall Villa Kalyana secure a reservation fully or partially covering the initially cancelled reservation. - All credits can be used by the client or anyone on their behalf
PAYMENT TERMS
For all seasons: 40% on confirmation date with balance due 60 days prior to arrival. - For all bookings within 60 days of arrival, full payment due upon confirmation.
Laem Sor is in the deep south with Laem Set to the east and to the west the area finishes at a headland, beyond which is Thong Krut a popular fishing village offering a small choice of restaurants and boat tour operators. This is a peaceful area chosen by visitors who just wish to enjoy chilling out with family or friends and experience the "real" Samui.
Chai Talay Villas comprises of 2 luxury fully staffed high end beachfront villas with up to 14 bedrooms available located sleeping 30 persons on sunset facing Lipa Noi Beach. Ideal for Weddings, Celebrations,Yoga Retreats, Corporate Venue, Fitness Camps etc. Reduced rates for 10 bedroom occupancy.
Sangsuri Villa 1 is located just a short drive from popular Chaweng beach and a super oceanfront 2-8 bedroom villa with 2 dorms and further accommodation can be provided sleeping up to 30 persons.
