Baan Silavaree offers the ultimate private island escape on a hidden tropical hillside that boasts breathtaking views across Koh Samui's palm-clad coastline and out to the mesmerising island-peppered waters of the Gulf of Thailand.The villa is part of the exclusive Santhikiri Estate on Koh Samui's untroubled southwestern shore – an area known for its pristine beaches, meditative views and incredible sunsets.

In recent years, this part of the island has become a favoured choice for sophisticated guests in search of barefoot luxury and absolute privacy.

The materials and designs used at Baan Silavaree have all been carefully chosen and created to blend with the untainted natural surroundings.

The villa itself includes striking architectural features such as an 18-foot high thatched ceiling framed with thick teakwood beams, and the main building is surrounded by redwood balconies.

Imported limestone decks frame the property's 12-metre saltwater infinity edge swimming pool, which also boasts 10mm thick glass borders and rattan pool furniture.

Providing around 550 square metres of total inside and outdoor living space, with lush landscaped grounds and waterfalls covering over half an acre of private land, Baan Silavaree offers guests a rare opportunity to experience refined but authentic Island living.

Built on multiple levels into a dramatic forested hillside, Baan Silavaree boasts contemporary Asian style and luxury in abundance. Upper and lower level landscaped entrances invite visitors into the compound through antique Indonesian Batak doors, past cascading waterfalls.

Once inside, the villa's main two-storey building looks out over the infinity pool to the ocean beyond, and houses an open-plan living and dining area on the upper floor, as well as two guest bedrooms with ensuite bathrooms.

Two stand alone one-bedroom ensuite villas sit either side of the main building and boast contemporary four poster beds with custom-built teak wood cabinets in their mezzanine bedrooms. The private living rooms feature 3.5 metre sliding doors that ensure guests wake to breathtaking seascapes every morning. Furnishings include sink-into sofas, coffee tables, armchairs and cabinets with hidden doors for the flat screen TVs and DVD players. A well stocked mini fridge, hot water heater, coffee and tea making facilities are also included for guests' convenience. Each of the villa's bathrooms is fitted with teak surround sunken baths for two, indoor and outdoor showers, imported limestone mosaic tiles, imported slate or limestone floors, teak counters, and also boasts spectacular ocean views.

A separate area downstairs on the pool level is dedicated to outdoor cooking, with a covered barbecue area, separate kitchen, bar and dining space. An outdoor shower and changing room is accessible for those using the pool, while behind the main house, between the bedroom villas, a lush back garden features a magnificent waterfall and provides the perfect spot for afternoon tea, picnics, or meditation.

The villa's design and layout encourages guests to make the most of Koh Samui's gentle climate and Baan Silavaree's soothing tropical surroundings. The architecture draws in the views and breezes and even the climb to switch between daytime relaxation by the pool and dreamy sunset views on the upper floor terrace feels healthy, building the appetite for an evening meal under the stars, with the twinkling lights of fishing boats on the horizon. 

Baan Silavaree is one of the unique luxury villas on the Santhikiri Estate, an exclusive residential community on Koh Samui's idyllic southwest coast, comprising 24 individual sites, with 19 homes, communal tropical gardens, a common area swimming pool and a yoga sala. REFUND ON CANCELLATION FOR NEW BOOKINGS.TERMS APPLY.

In the event that your trip is disrupted by the coronavirus up to 30 days before your arrival date, we kindly ask you to follow these steps so you can be protected financially

  1. If guests wish to cancel their booking, we will supply them with the necessary paperwork to file a claim on their travel insurance.
  2. If guests are not covered by travel insurance, we will convert their booking to a credit note which allows them to rebook the same villa during the same rate period (season) within 12 months of their arrival date.
  3. If the guests’ country of residence issues a travel warning of "Do not travel" (or equivalent) to the destination booked, their flight is cancelled and alternatives are not available, or they will be government-enforced quarantined coming back from Thailand, the booking will be refunded in full. 

Existing Bookings

  1. If guests wish to cancel their booking, we will supply them with the necessary paperwork to file a claim with their travel insurance.
  2. If guests are not covered by travel insurance, we will endeavour to convert their booking to a credit note which allows them to rebook the same villa during the same rate period (season) within 12 months of their arrival date.

Notes
Where only part of the travelling group (ie. not all guests) are affected, we will try to accommodate the remainder of the party or will issue a credit note. No refund will be given.
Disruption may include enforced company or country quarantine; concern for young or elderly or infirm within a group; flight cancellations; travel advisories and removal of insurance cover. Proof may be required

PAYMENT TERMS 

Deposit: 30% -Balance Due 30 days before arrival.

ALTERATION & CANCELLATONS BY THE GUESTS

If it becomes necessary to cancel all or any part of the booking, IPSL must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.

Cancellation Charges

Standard and Peak Seasons: 30 days or more before arrival date: All Payments are forfeited but credited for 9 month from the date of the cancellation confirmation by IPSL reservation department. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Within 30 days of arrival date: All rental payments are forfeited. A full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial cancelled reservation. Christmas and New year Period:For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial and cancelled reservation. The above cancellation charges also apply if IPSL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.Any change to the original reservation is subject to the approval of IPSL.

ALTERATIONS & CANCELLATIONS BY THE OWNER/VILLA MANAGEMENT

Though it is unlikely that IPSL will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa booked, IPSL shall reserve the right to cancel the reservation. For example, but not inclusive, if the properties are damaged or rendered unusable IPSL will endeavor to locate the Guests to an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or Guests do not wish to be transferred, IPSL will cancel the booking and refund in full, less any bank transfer charges, the amount paid to IPSL for the Villa. IPSL shall not be liable for any further obligations or claims by the client.


Laem Set is located within Ban Kao Bay on the south east of Koh Samui and far from the hustle and bustle of Koh Samui’s north and east coasts. The bay is shared by Laem Set beach to the east with Laem Sor beach occupying the western end.
