Baan Hin Ta is a spectacular villa and in a beautiful setting on a sandy beach and one of our finest beachfront Koh Samui villas. Giant granite boulders play a big part as a feature both inside and outside the villa with the majority of the living accommodation raised above the beach to ensure privacy.
The villa's natural and tropical interior design -one of the highlights is its use of timber flooring, luminous natural light, and superb traditional artwork. All rooms boast sea views. This amazing villa has 5 luxurious bedroom en suites situated on various levels of the villa with the centre piece being the 20 metre swimming pool flanked by the pool deck furnished with cushioned sun loungers and continuing to a large terrace where a projector and screen create a unique outdoor cinema experience.
The terrace leads into the vast living room with a feature 10m high ceiling and fold back glass doors creating superb indoor/outdoor living.
Steps lead up to the slightly elevated dining area and kitchen at the rear of the living room and double doors open on that level to a cool relaxing sala to sit and relax and enjoy the fantastic ocean views.
Bedroom 5 is also on the living area level next to the pool -- an ideal kiddies bedroom with a unique glass wall that lets them see under the water in their own private aquarium!

CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, TLN must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by TLN.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by TLN and the period of stay in the Villa by the Guests:

3.1 Amendments
An admin fee of USD 50 will apply in the event of refund and amendment to reservation. The above cancellation charges also apply if TLN cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of TLN. An early departure penalty will be subject to negotiation with TLN local Representative’s Manager.
