The ground floor living and dining area is a grand and welcoming space, with panoramic sea views, seating for 16, a large wine cellar, pool table and mahjong table. The fully equipped kitchen with modern appliances sits alongside a dedicated afternoon tea table, perfect for leisurely gatherings. A separate TV and multipurpose room boasts a 75 inch Smart TV, karaoke, PlayStation 5 and Virtual Reality headset, ensuring endless entertainment options for all ages. A fully equipped in-house gym completes the ground floor facilities.
Villa Amann has 8 beautifully appointed bedroom suites, each with its own ensuite bathroom, air conditioning and Panpuri toiletries. The four master bedrooms all feature super king beds, 55 inch Smart TVs, safety deposit boxes, freestanding oval bathtubs, rain showers and double vanities. Two of the master bedrooms enjoy direct access to the pool and beach respectively, while Master Bedroom 4 on the upper level boasts a private balcony with sweeping sea and sunset views. The four guest bedrooms can each be configured with a king bed or two single beds.
Six dedicated staff members including a villa manager, housekeepers, handyman and private chef are on hand to ensure every need is met. Daily continental or Asian breakfast is included, along with a round trip airport transfer, turndown service and 24 hour estate security. Villa Amann is also an approved wedding and events venue, capable of hosting intimate gatherings or grand beachfront celebrations of up to 80 guests.

Cancellation Policies
All cancellations made by the Lessee are subject to penalties below:
A) If the Lessee cancels the reservation 45 days or more prior to arrival date, all payments are forfeited but credited for 9 months from the date of the cancellation confirmation by the Owner. The credit value can be used by the Lessee or anyone on his or her behalf for any reservation, during any period upon availability and solely for the Property initially reserved.
B) If the Lessee cancels the reservation within 45 days prior to arrival date,
all booking payments are forfeited. A full or partial refund is solely applicable in the event that the Owner secures another reservation covering partially or fully the initial canceled reservation.
C) Christmas and New Year Period, for any cancellation after the deposit and/or balance payment, all payments are forfeited. However, a full or partial refund is solely applicable in the event that the Owner secures another reservation covering partially or fully the initial and canceled reservation.
The above cancellation charges also apply if the Owner cancels the booking due to non-payment of the balance.
D.) If the Lessee fails to pay any required additional deposits or remaining balance of booking payment at assigned due date, all payments are forfeited.
