Villa Hidden Cove

Terms & Conditions, Hidden Cove uses SSV's newer, shorter cancellation format, not the Tiga-style wording. So don't copy Tiga's across. Paste Hidden Cove's own, combining the Cancellation, Arrival/Departure, Insurance, Payment and Villa Rules tabs. Here's the block ready to paste:

CANCELLATION POLICY

Cancellations made after booking confirmation: deposit is non-refundable.

Cancellations made less than 30 days prior to check-in, including no-shows: the guest will not be entitled to a refund.

If the guest is unable to travel on the reserved dates, the management must be notified at least 30 days in advance. Any payment made will be held as credit for 1 year. Villas may be rebooked at any time, subject to availability and possible price differences.

Cancellations during prime and peak seasons: the guest will not be entitled to any refund under any circumstances.

Cancellations must be made in writing (email is acceptable) and sent to the management.

In the event that the villa becomes unavailable due to unforeseen circumstances (e.g. natural disaster, major damage), the management will offer the guest a comparable alternative villa if available, or if no comparable alternative is available, issue a full refund of all payments made. The management's liability is strictly limited to the refund of payments received and is not responsible for any other costs incurred by the guest, including travel expenses, alternative accommodation or other losses.

ARRIVAL AND DEPARTURE

Check in from 3.00pm, check out by 11.00am. The management or their representative will meet the guest at the villa for check-in and check-out. For early check-in or late check-out, the guest manager will re-confirm availability closer to arrival. To guarantee early check-in or late check-out there is an additional charge equivalent to the half-day rate, settled on arrival at the villa.

INSURANCE

The management are not responsible for any and all claims, including accidents related to the use of the property facilities or locally procured third-party services such as watercraft, water sports, jeep or motorbike rental.

PAYMENT TERMS

All rates are calculated and billed in USD. All initial deposits are strictly non-refundable. For bookings made more than 30 days prior to arrival, the deposit is due within 72 hours of receiving the invoice, with the balance required at least 30 days before check-in. For bookings made 30 days or less prior to arrival, 100% full payment is required within 72 hours of invoice receipt. We accept bank transfer, Western Union (+3% fee applies) and credit card payments (direct guests only). Visa and Mastercard incur a 3.5% fee for payments of USD 1,000 or more and 3.9% for payments under USD 1,000. AMEX incurs 4.0% for payments of USD 1,000 or more and 4.2% for payments under USD 1,000. Guests are responsible for all bank transfer fees, exchange rates and transaction charges so the exact net amount on the invoice is received.

VILLA RULES

No pets allowed unless prior authorisation has been granted by management. Registered guests only, unregistered guests are not permitted to stay overnight. No smoking inside the villa, permitted only outdoors in well-ventilated open-air areas. Parties, events or gatherings of any kind must be reported and approved by management in advance. Quiet hours between 11.00pm and 7.00am.

CHILDREN AND EXTRA BEDS

Ages 0 to 3 free of charge (includes 1 complimentary baby cot and high chair per booking). Ages 4 to 11 free of charge when sharing the existing bed with parents. Additional baby cots or high chairs for ages 0 to 3 charged at 300 THB per set per day (or 200 THB per item per day). Extra bed for ages 4 to 11 at 200 THB per person per night. Ages 12 and up classified as adults, extra bed at USD 59 per person per night, sharing existing beds not permitted.

Now, three things to note from this deeper read:

The extra bed figure is consistent at USD 59 (web listing said 59, tab confirms 59). Good, my earlier Rate Information block stands.

The address confirms Bophut (147/24-26 Moo 1, Bophut). Combined with the coordinates, this firmly places it in the Bangrak/Bophut area and further confirms the Location tab's Chaweng/Choeng Mon text is boilerplate from another villa. I'd now say that's near certain, but still worth a one-line check to Stuart so it's on record.

Still outstanding: just the pool dimensions if you want them in the internal Pool Description. Everything else on the General page is now fully sourced.
