Baan Maliwan is a contemporary designed 3 bedroom sea view villa overlooking the north east coast of Koh Samui. Set within the secure gated Dhevatara Residence compound, Baan Maliwan is located on the western end of Bophut beach, within easy reach of restaurants, bars, and spas. Complimentary WiFi internet service is provided throughout the property, which also has a back-up generator.
The villa is built on 3 floors, with the main living area and pool on the second storey. The blue-tiled infinity-edge pool is flanked by a wooden sun-deck, and furnished with loungers. An open-plan living room opens onto the pool deck and sea views through sliding glass doors. The lounge area features comfortable L-shaped sofa and chairs arranged around a coffee table, and facing a satellite LCD TV/DVD. A white dining table seating 6 overlooks the sea views.
Beyond the dining area is a fully fitted western kitchen with wooden units, black surfaces and chrome appliances. A central island feature doubles as a breakfast bar with stools.
The villa's 3 en-suite air-conditioned bedrooms are comfortable and private, each with a dressing area and LCD TV/DVD. There are 2 double bedrooms and 1 twin bedroom, sleeping up to 6 guests. The en-suites bathrooms all include large walk-in showers, while the master bedroom suite features an additional free-standing tub. Adjacent to the master bedroom on the top floor is a second lounge.
Baan Maliwan is a comfortable and conveniently located luxury sea view villa, and an idyllic holiday home for families and friends alike, although due to the height of the infinity-edge pool, is not suitable for children under the age of 12. .

2. CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, IPSL must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by IPSL.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by IPSL and the period of stay in the Villa by the Guests:
Standard and Peak Seasons:
If the cancellation is made thirty (30) days or more before the arrival date, all payments made are forfeited but credited for nine (9) months from the date of the cancellation confirmation by IPSL reservation department. The credit value can be used by the client or anyone on their behalf for the same or lower seasonal rates period, subject to availability and solely for the Villa initially reserved.
If the cancellation is made within thirty (30) days of the arrival date, all payments made are forfeited. A full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial cancelled reservation
Christmas and New Year Period:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if IPSL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.Any change to the original reservation is subject to the approval of IPSL. An early departure penalty will be subject to negotiation with IPSL local Representative's Manager.
Relaxed Cancellation Policy during COVID-19 Period (Updated as of July 2021)
We understand that flexibility is required given the impact Coronavirus has on travel. In the event where your trip is disrupted due to COVID-19, the below terms and conditions apply:
Should you wish to cancel your booking, we will supply you with the necessary paperwork to file a claim with your travel insurance. If you are not covered by travel insurance, please refer to the policies on our managed villas below in the event your trip is disrupted.
For existing bookings before 1st of July 2021, the prior cancellation policies apply. If the booking arrival date is more than thirty (30) days, you are given the flexibility to postpone the booking and convert it into credit:
- for up to twelve (12) months from initial arrival date if outstanding balance is fully pai - for up to nine (9) months from date of cancellation if outstanding balance is not yet paid
For new bookings from 1st of July 2021 onwards:
Cancellations made more than thirty (30) days before the date of arrival are eligible for a credit note for up to twelve (12) months from your original arrival date OR a cash refund of eighty percent (80%). Cancellations made within thirty (30) days of the arrival date will be converte into a credit note for up to twelve (12) months from your original arrival date – no cash refund.
For peak season bookings: If you cancel anytime due to a COVID-related event you will be provided with twelve (12) months credit from the original arrival date – no cash refund.
We will refund your booking or provide a credit note based on the following conditions:
Your country of residence issues a travel ban or a warning of ‘Do not travel’ (or the equivalent) to the destination booked; Your flight is cancelled and alternatives are not available; There is a government-enforced quarantine upon your return from one of our destinations.
Terms and Conditions: Proof will be required before confirming eligibility to this clause. Cash refund will be minus any fees that may be incurred for international remittance if requested. Credit Note allows you to rebook the same villa during the same rate period (season) within twelve (12) months of your original arrival date. You may confirm your travel dates at a later point in time, as long as the stay is completed within twelve (12) months of the original check-in date. The minimum length of stay shall also follow the period of the new dates; Policy for new bookings apply for selected managed villas; Extension of credit note validity may be requested subject to approval.
Bophut is located in the north of Koh Samui between Big Buddha and Maenam and it is considered a popular place to stay or visit and a good compromise between the hustle and bustle of the larger east coat towns and the more tranquil setting of the south and west coasts. Most famous for it’s Friday night walking street market which is well worth a visit.
