Lipa Talay Jed is a lovely 1 bedroom villa and one of a small group of private villas offering 1, 2 or 3 bedroom occupancy and all with their own pool and walled in for privacy. The villa is within a few minutes walk across to the tranquil and sandy Lipa Noi beach that offers stunning west facing views across to the infamous '5 Islands' creating a beautiful backdrop for the amazing sunsets.
The villa offers its own fully secured grounds, with tropical garden and spacious private pool; all beautifully decorated and fully equipped with modern amenities. The spacious air-conditioned bedroom boasting an en-suite bathroom has a king size bed and pool access. In addition there is an open-planned living space; the living room with a sofa and LCD TV with a fully equipped kitchen and dining area.

CANCELLATIONS TO RESERVATION (Other booking terms and conditions on request)
If it becomes necessary to cancel all r part of a booking,the “villa” must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.
The following cancellation charges will be payable depending on when the notification of cancellation is received in writing.
More than 30 days before arrival: The deposit will be forfeited and all other payments will not be refunded, but kept as a credit for 1 year from the date of cancellation as confirmed by the ”villa”. The credit amount can be used by the client or anyone on their behalf for any reservation during any period and solely for the villa reserved.
Less than 30 days before arrival date: All rental payments are forfeited.
In case the deposit was paid and the balance will not be paid, allpayments are forfeited with immediate effect and no notification will be issued.
If the dates of the booking need to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of the “villa”
Lipa Noi generally is a quiet area with waterfalls and coconut plantations in the hills that tumble down to the sunset facing beaches. Our Lipa Noi villas are some of the most luxurious on Koh Samui. The working town of Nathon nearby is full of tourist shops and the usual amenities of a town such as banks, pharmacies and convenient stores.
