Set directly on the beachfront along Koh Samui’s tranquil southwest coast, Baan Asan is a striking contemporary villa overlooking the picturesque Five Islands and some of the island’s most impressive sunsets. Designed with privacy, comfort and architectural elegance in mind, the villa provides an exceptional setting for families and groups seeking a relaxed yet sophisticated tropical stay.
The estate is arranged across a three-storey main residence, four separate bedroom pavilions and a beachside sala, all centred around a spectacular 17.2-metre infinity pool with integrated Jacuzzi and dedicated children’s pool. Landscaped lawns and shaded lounging areas create inviting outdoor spaces for both relaxation and entertaining beside the sea.
At the heart of the villa, the double-height living and dining pavilion opens towards the ocean through floor-to-ceiling glass doors. This main living area is naturally cooled by ceiling fans, maintaining a comfortable open-air atmosphere that connects seamlessly with the beachfront setting. Air conditioning is provided in the media room, library, gym, kitchen and all bedrooms for additional comfort throughout the property. A modern western kitchen with concealed appliances and breakfast bar is complemented by a separate Thai kitchen for discreet staff service.
Accommodation is thoughtfully distributed across five pavilions and includes four spacious guest suites inspired by the natural elements of Earth, Fire, Wood and Water. Each suite features its own ensuite bathroom and private terrace. Bedrooms 4 and 5 include adjoining children’s bunk rooms with private shower facilities, making the layout particularly well suited to families travelling together. The master suite occupies its own private level and enjoys a generous ensuite bathroom and a large balcony overlooking the sea.
Additional facilities include a glass-fronted gym, media room, library, beachfront sala and direct access to the shoreline. Guests are supported by a dedicated villa team including a private chef preparing Thai and western cuisine.

CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, TLN must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by TLN.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by TLN and the period of stay in the Villa by the Guests:

3.1 Amendments
An admin fee of USD 50 will apply in the event of refund and amendment to reservation. The above cancellation charges also apply if TLN cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of TLN. An early departure penalty will be subject to negotiation with TLN local Representative’s Manager.
