Nestled in the treetops on a hillside above Kamala Bay, Baan Banyan is an exceptional 6 bedroom luxury villa that blends contemporary design with the unspoilt natural surrounds of Phuket's west coast. Perched on a promontory within the exclusive Waterfall Cove Estate, the villa enjoys uninterrupted panoramic views over the Andaman Sea and some of the most spectacular sunsets Thailand has to offer.
The villa complex comprises three main buildings connected by walkways, designed to accommodate families or groups of friends with space and privacy. There are 4 master bedrooms and 2 additional guest bedrooms, all with ensuite bathrooms, comfortably sleeping up to 12 guests without ever feeling crowded.
The 18 metre blue tiled infinity pool stretches across the property frontage, appearing to drop away into the azure Andaman below. Ample terracing around the pool provides spots for lounging, dining and sunset cocktails in the floating shaded sala. A poolside barbecue area with shaded dining completes the outdoor entertaining space. Guests also enjoy private access to the sea along a footpath leading to a secluded rocky cove.
The top floor master bedrooms feature four poster wooden beds set under dramatic vaulted ceilings, with king size beds, private balconies, walk in robes, luxurious ensuite bathrooms and free form double Jacuzzi tubs. The two lower floor guest bedrooms each have twin beds that convert to king size, ensuite bathrooms and sea view showers.
Entertainment is well catered for with a downstairs media room featuring a home theatre system, large flat screen televisions in every room, a fitness room, ping pong table and a dedicated sala for yoga or meditation. An office with printer is also available for guests who need to stay connected.
The villa is fully staffed by four trained professionals including a personal chef, whose job it is to make your stay unforgettable. Nothing is too difficult or too much trouble, and Baan Banyan has earned a reputation for having some of the friendliest and most helpful staff on the island. Daily housekeeping, concierge services, airport transfers and welcome drinks are all included.
The modern showcase kitchen is fully equipped with a four burner stove, oven, wine fridge and top quality cooking equipment for guests who wish to self cater, while the staff kitchen operates separately. Thai cooking lessons can also be arranged.
Please note that Baan Banyan is a non smoking villa with a strict no drugs policy. Guests not registered on the rental agreement must obtain permission from the owner to stay at the property.

Cancellation Terms
Villas are not commercial entities like hotels. Properties offered must be booked far in advance and are not easily re-rented. We strongly recommend clients take out Travel Insurance to protect against a medical emergency or certain other unforeseen circumstances which preclude the client from traveling.
Refunds
No refunds shall be made on payments received. In the event of cancellation after payment has been made an applicable cancellation fee will be deducted and, if the villa owner is in agreement will credit the remainder against future bookings. A statement of account will be issued in confirmation.
Cancellations
Cancellations after arrival will be subject to a 100% cancellation fee. If after arrival, clients are dissatisfied with any aspect of their accommodation and decide to terminate their stay, the amount to be refunded, if any, is at the discretion of Villa Management.
