Baan Fan Noi is located on the outskirts of Chaweng, and set in a spectacular elevated position and enjoys impressive and uninterrupted views over the whole length of Chaweng Beach and nearby Matlang Island. Guests will experience beautiful sunset vistas of red, gold and purple skies as the evening sun sets over in the west.
Designed in minimalist contemporary style, the villa oozes romance and spiritual relaxation. Exacting attention to detail is seen throughout the villa ensuring that you will want for nothing during your stay.
The entrance into the villa is truly amazing with large wood carved doors opening to reveal a wide, grand staircase leading down to the pool and sundeck, with impressive ocean views beyond. At the top of his staircase sits a large stone Buddha statue and the steps down are flanked either side by tropical plants, lotus pond and various south East Asian artifacts.
The pool deck wraps itself around the house and incorporates a very long swimming pool, perfect for lap exercises, on one side and a separate sunken Jacuzzi pool around the front. Sunbathing space and sun loungers are plentiful, and in addition there is a covered terrace with cushioned seating and patio table and chairs which makes a perfect spot for taking breakfast by the pool.
A rather special touch hidden away in the corner of the pool deck is an additional sleeping area ideal for unexpected over night guests or a siesta during the day. The room features a round bed with attractive colourful drapes. Folding doors leading from the pool deck can be either left open or closed off for privacy. A bathroom with shower is just a few steps away.
The second level of the property comprises a fully-fitted and equipped kitchen to the rear and stepping stones over a lotus pond lead to the vast living and dining room which stretches across the whole front of the villa.
Food prepared by the staff is carried out in the staff kitchen in the lower part of the villa.
The vast open plan living room is tastefully furnished and includes large comfortable sofas and a light coloured tiled floor compliments a contemporary style décor. For your entertainment there is a wall mounted plasma TV screen with satellite TV, DVD, VCR and CD surround sound system. An added feature is a wet bar which can be hidden away behind folding doors if desired.
The dining table and chairs is strategically placed to encompass the stunning ocean views. Two walls of glass folding doors open out to balconies which wrap round the house overlooking the pool deck, thus creating an ambiance of indoor-outdoor living.
The upper level consists of 3 en-suite double air conditioned bedrooms with a balcony with views over Chaweng outside each of the bedrooms.
All three bedrooms enjoy a private walled garden, and two of the en-suite bathrooms feature terrazzo bathtubs in addition to rain showers. The slightly larger master bedroom also features a large plasma screen TV with satellite receiver, DVD, CD, VCR, and surround sound that is piped into the bathroom.
Baan Fan Noi is in a great location on a hillside just 3 minutes from the popular restaurants, bars, shops and spas of Chaweng - not forgetting the beautiful beach. The villa is just 5 minutes from the quieter, but just as beautiful, Choeng Mon beach and the numerous waterside restaurants of the "Old Fisherman's Village" of Bophut are just 10 minutes drive away.

2. CANCELLATION AND AMENDMENTS TO RESERVATION
If it becomes necessary to cancel the whole or any part of the booking by the Guests, IPSL must be notified in writing in advance (email is acceptable). The cancellation will take effect from the date of the written confirmation is received by IPSL.
The following cancellation charges will be applied depending on when the notification of the cancellation is received in writing by IPSL and the period of stay in the Villa by the Guests:
Standard and Peak Seasons:
If the cancellation is made thirty (30) days or more before the arrival date, all payments made are forfeited but credited for nine (9) months from the date of the cancellation confirmation by IPSL reservation department. The credit value can be used by the client or anyone on their behalf for the same or lower seasonal rates period, subject to availability and solely for the Villa initially reserved.
If the cancellation is made within thirty (30) days of the arrival date, all payments made are forfeited. A full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial cancelled reservation
Christmas and New Year Period:
For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that IPSL secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if IPSL cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.Any change to the original reservation is subject to the approval of IPSL. An early departure penalty will be subject to negotiation with IPSL local Representative's Manager.
Relaxed Cancellation Policy during COVID-19 Period (Updated as of July 2021)
We understand that flexibility is required given the impact Coronavirus has on travel. In the event where your trip is disrupted due to COVID-19, the below terms and conditions apply:
Should you wish to cancel your booking, we will supply you with the necessary paperwork to file a claim with your travel insurance. If you are not covered by travel insurance, please refer to the policies on our managed villas below in the event your trip is disrupted.
For existing bookings before 1st of July 2021, the prior cancellation policies apply. If the booking arrival date is more than thirty (30) days, you are given the flexibility to postpone the booking and convert it into credit:
- for up to twelve (12) months from initial arrival date if outstanding balance is fully pai - for up to nine (9) months from date of cancellation if outstanding balance is not yet paid
For new bookings from 1st of July 2021 onwards:
Cancellations made more than thirty (30) days before the date of arrival are eligible for a credit note for up to twelve (12) months from your original arrival date OR a cash refund of eighty percent (80%). Cancellations made within thirty (30) days of the arrival date will be converte into a credit note for up to twelve (12) months from your original arrival date – no cash refund.
For peak season bookings: If you cancel anytime due to a COVID-related event you will be provided with twelve (12) months credit from the original arrival date – no cash refund.
We will refund your booking or provide a credit note based on the following conditions:
Your country of residence issues a travel ban or a warning of ‘Do not travel’ (or the equivalent) to the destination booked; Your flight is cancelled and alternatives are not available; There is a government-enforced quarantine upon your return from one of our destinations.
Terms and Conditions: Proof will be required before confirming eligibility to this clause. Cash refund will be minus any fees that may be incurred for international remittance if requested. Credit Note allows you to rebook the same villa during the same rate period (season) within twelve (12) months of your original arrival date. You may confirm your travel dates at a later point in time, as long as the stay is completed within twelve (12) months of the original check-in date. The minimum length of stay shall also follow the period of the new dates; Policy for new bookings apply for selected managed villas; Extension of credit note validity may be requested subject to approval.
