Villa Nirvana is a luxury beachfront villa on Cape Panwa, on the quieter south east coast of Phuket. It is a heavenly spot for families, groups of friends or remote workers looking for a blissful backdrop, with sweeping 180 degree views over Chalong Bay, the Big Buddha and the surrounding islands.
The vibe of this two storey villa is pure tropical laid back chic, with an open plan layout and comfortable yet classy interiors. There are four spacious bedrooms, plenty of living areas, direct beach access and a beachfront pool hangout area.
The top level holds a living room with a bar, a TV area with a high quality sound system, a dining area and a luxury kitchen equipped with a dishwasher, wine cellar and plenty of cutlery. The kitchen opens straight onto the main terrace, where guests can stretch out on the sofas or sink into the six person jacuzzi with a cocktail as the sun goes down. The indoor dining table seats ten and the outdoor table eight.
All four bedrooms are bright and airy with air conditioning, a smart TV and a fridge. Two have ensuite bathrooms and the guests in the other two share a third separate bathroom. A baby cot and high chair are provided.
Step outside and you will find a 16m pool with loungers, shared across the estate's villas, and a beach house with a ping pong table. Beyond it is direct access to Khao Khad beach, more tranquil and less crowded than the packed beaches of the west coast, and the setting for some of Phuket's most memorable sunsets.
Villa Nirvana is fully self catered, with the welcome addition of a housekeeper who comes six days a week, so there is nothing to think about beyond relaxing. Nighttime security, exclusive parking and free high speed wifi come as standard.
Everything you need is close at hand. There are convenience stores within 900 metres and dining that ranges from local Thai restaurants on the sand to world class eating, along with fitness, spa and massage on the beach.

Payment
A 50% deposit is required at the time of booking to secure the reservation. The balance is due 65 days before arrival. For bookings made within 65 days of arrival, the total rental amount is due immediately.
Security deposit
A refundable security deposit of US$750 is payable in cash on arrival, or the equivalent in THB, EUR, AUD or GBP. It is refunded on departure provided there are no damages.
Occupancy
Maximum 8 people, adults and children, plus 1 toddler, across the four bedrooms, with 2 people per bedroom. Only guests named on the booking confirmation may stay overnight.
Check in and check out
Check in is from 3.00pm and check out by 11.00am. Early check in and late check out are subject to availability and may incur a charge. Check in before 10.00am is charged as a full night. Check in between 10.00am and 3.00pm carries a US$250 surcharge. Check out until 4.00pm carries a US$250 surcharge, and check out after 4.00pm is charged as a full night. No early check in or late check out can be granted between 23 December and 2 January.
House rules
The villa is for private residential use only. Events of any kind, including parties and weddings, are not permitted. Pets are not permitted. Smoking is not permitted indoors and a charge of 10,000 THB applies per occurrence if smoke is detected inside. A music and noise curfew applies between 10.00pm and 10.00am.
Cancellation
Notice of cancellation must be sent in writing by email and will follow the terms below.
180 days or more before the start of the rental period: 75% of the paid deposit refunded, or a 100% credit towards a new booking within 12 months of the cancellation date.
Between 179 and 66 days before the start of the rental period: 50% of the paid deposit refunded, or a 100% credit towards a new booking within 9 months of the cancellation confirmation date.
65 days or fewer before the start of the rental period: all payments are forfeited.
No show: all payments are forfeited.
Christmas and New Year, Peak Season: once the deposit or balance has been paid, all payments are forfeited on cancellation and no credit can be granted.
Any change to a confirmed booking is treated as a cancellation.
